The Americans with Disabilities Act (ADA) requires that parking lots include accessible spaces for people with disabilities. Failure to comply can lead to legal penalties, fines, or even lawsuits — but just as important, it’s about providing safe, inclusive access for all your customers.

🚗 Minimum ADA Requirements for Parking Lots
Here’s what every business owner should know:
🔹 1. Accessible Parking Spaces
- 1 out of every 6 accessible spaces must be van-accessible
- Minimum of 1 ADA space for lots with 1–25 total spots
- Additional ADA spaces required as the lot size increases
🔹 2. Location
- Spaces must be located on the shortest accessible route to the building entrance
- Must be on level, paved, and stable surfaces
🔹 3. Dimensions
- Standard ADA space: 8 feet wide
- Van-accessible space: 11 feet wide (or 8 ft + 8 ft access aisle)
- Access aisle: At least 5 feet wide and striped
🔹 4. Striping & Symbols
- Must include bright blue markings, striped aisles, and the International Symbol of Accessibility (ISA) stencil
- Markings must be clearly visible and repainted as needed
🔹 5. Signage
- A vertical sign with the ISA symbol must be installed at at least 60 inches high
- Van-accessible signs must say “Van Accessible”
